I like how @Mark Poulton gave different options.Just review everything with your "garbage" detector and check up on anything that doesn't make sense.

@Todd Campbell I agree with Mark.

One thing to keep in mind is that there are LOTS of apartment complexes all over Houston - below the $900/month mark for a 2 or 3 bedroom you could be getting the tenants that have been turned down by the large complexes.

@mark Saw some of your posts on the BP forums and you've had some great input!

One of the biggest ones was Mark to Market accounting.

@Mark Poulton agree with Mark, I never let tenants do it themselves.

Those are not marked up and are paid directly to those third party companies.
