Hey Everyone,Do you allow guests with large / all types of dogs?

The tenant is C+, because during the Inspection their side of the house smelled like cigarets, the carpet was distorted, and their dog ate bathroom laminate.

I asked her what kind of animal she was thinking and she said her daughter is really allergic to cats so it would have to be a dog (but not a puppy).

I direct messaged jdainflip on IG with adivice and his response was "A good way to start is to find an investor lookinng  for specific types of property and bird dog/cold call", my question is what is bird dog/ cold call ??

How about just driving thru a neighborhood past its prime and looking for the dogs?

He has a note from a doctor claiming he 'has anxiety and would benefit from an emotional support animal (dog) in his duplex' - he keeps two dogs in the apartment that caused significant damage inside the unit over time. 

@Ken Minard The indicator of future behavior is past behavior.

As research coming in from behavioral economists nowadays tells us we make purchasing decisions based almost entirely on our emotional temperament, looking into figuring out ways to set myself up through a more irrational lens of stress and fear instead of practical reasoned data started to make a little more sense.

@Andrew Lynn what you are talking about is called bird dogging and a lot of people use bird dogs. 

For example, you could do some interesting things with MLS feeds, combined with government data / other sources to help focus on certain locations.In terms of leveraging your time, you could look at doing some bird dogging to help investors find deals.Good luck!
