I personally find white houses with dark or natural wood accents to be gorgeous (especially with black framed windows) and navy colors are eye catching.

I have lived all over the world but my favorite as a adult was :  My Victorian Hobby farm in NY along the shores of Lake Onterio, for 14 yrs I lived happily where i raised one obnoxious precious teenage girl who is no longer with us and 3 horses, chickens, peacocks, ducks, dogs and cats. 

You will find that over time you will have much better tenants that operate very well in a black and white manner.  

All these aspects need to be worked out in black and white.Congrats on getting started in your investing. 

The math won - more money faster in smaller, lower taxed homes built a bit further from downtown will make me a rich girl with less work and worry. 

Over the 5 years of living there I did a few updates including: painting all of the walls a more modern gray (previously had 3 different colors), replaced a black toilet and floor in the half bath, and revamped the backyard to remove landscaping rocks and add grass.I also had roommates most of the time I lived there so that was nice to have someone help split the bills - I gave them below market rent so it was a win-win.

Fun fact: I’m a dad of identical twin girls! 

I looked at the black paint and thought, is that a rentable color (???)
