By my understanding is that you cannot borrow a conventional loan from a bank for a property that needs to be improved or made habitable.

Do understand when people say they pay 1.5% for listings, they are failing to mention there is also a buyer agent fee of 2.5 to 3.0%.

Unfortunately, the brass Kitec fittings allowed a chemical reaction to take place which eventually weakened the fittings causing them to fail.

I would say get your affairs in order first ( pay stubs for the last 24 months, w2, bank statements etc).
