Maybe go to a local meetup and see if anyone needs any general labor...hands on experience can never be discounted...you get to learn what to and what not to do!

Ideas to consider: Some sort of splash screen like you get at Mc'Donalds regarding liabilty and whatnot so you don't wind up in court if the tenant uses the service for any sort of criminal or fraudulent activity and change the password once a month or find some other way to deny service to people when they are late on their rent....

I wanna start investing into real estate I don't have any experience but I've been reading books and watching videos about it any advise on what and what not to do?

I think it would prove useful to others on what NOT to do.And yes, if you have a bad experience with something, it can ruin your taste for it in the future.

After calming my nerves, we briefly discussed about the property and what not.

Unfortunately, there's only so much you can figure out about a rehab before you start ripping walls open and what not.

Coming here and telling us is great and hopefully teaches others on this site what not to do but it doesn't help the noobs in the real world.

The units look pretty standard, they could use some polishing and whatnot.
