My reasoning: Larger Body Types = More wear and tear on the property.It looks like this has already been discussed, without resolution,  on bigger pockets: https://www.biggerpockets.com/forums/52/topics/187...The overriding theme seems to be to not discriminate based on size.

So the only value proposition you bring is you found the deal and will marshal it but you have no skin in the game other than time.. that is the hurdle you need to over come.Personally since I am the person your looking for I would not do this for someone who is knew.So to that end I would be looking for a equity partner FIRST.. get some deals and experience then you can go fishing for gap.. you can show them your done deals and your success's. and you will have some capital to put in even if its nominal.so this Gap theme is just soup de jour for I have no money and trying to do no money down 100% leveraged deals.

I can't speak to this specific program but there tends to be a common theme with all of these programs.They are traveling the country  up selling coaching and other things.

Based on this, if you still have the budget and interest to proceed, consider planning kitchen flooring, cabs, counter, appliances to all match a theme and create a cohesive look so the kitchen looks well planned to buyers when you go to sell in 2 years and not a Frankenstein kitchen.
