I'm a web developer, trying to figure out the best source to find properties in say, Virginia that have been sold twice in the last 18-months, with the idea being to find flippers and contact them.Any ideas on publically available data sources?

The first thing they do is obsess over chasing leads.Without credibility, you will have a really hard time getting leads.Dress well, speak proper English, know your s&)t, have a website, that has a web presence, have a youtube channel where you educate your ideal audience, have an Instagram where you show your accomplishments, have a Facebook page with a ton of engagement, have a decent car, put a car magnet on it with your logo if you have to.

What should I include in the lease if I decide to do so (things like not being liable for any illegal web activities, download limitations etc)?

Glad to hear things are going well...Learning can stimulate tremendous growth in a very short period of time depending on how you use what you learn.One thing I'd highly recommend doing, if you haven't started doing so already, Is to download audible and start listening to books on the areas in which you're looking to learn/invest.BP has published many very valuable books on many different subject including BRRRR, investing with little/no money down, estimating rehab costs, property management... to name just a few.This is a journey, not a sprint, so take your time, adjust to being in it for the long term, and FOCUS!
