I am happy it is complete and that I have the reserves to not have any significant impact from the overrun other than not liking it and making virtually zero for our efforts (my guess is value add is about the same as our expense - we traditionally add value 2x the costs).

I suppose you could buy and sit on land, and that's relatively passive, but beyond that virtually anything else is going to require some level of financial inputs (maintenance, capex, value add) and time inputs (DIY, managing the manager, etc) in order to realize the best returns.

Right now you are the licensed, insured, have o experience and if you work remotely off little in the way of hands on at a property.Honestly someone could hire a Virtual Assistant from a other country.I would try and build your resume by working for a company for now.

@Jack Anderson - I also agree with the other folks - you need a real estate focused CPA that really understands these issues and the subtle nuances involved in all of those different areas.Many CPAs are able to serve you virtually and you'll want to make sure you consider that as the talent you need is probably more important than that person's physical location.Best of luck to you!
