One unit was vacant at the time of purchase, so I was able to execute a House Hack followed up with some light rehab and eventually lease up the property.

Reason being, i had teamed up with a local builder.

Set up the LLC in Michigan (MI).

I wanted to stay in the same county that I grew up in.

Wondering if without typical utilities I could fix up and get an investment loan (adding a well, grey water system, composting toilet, solar for electricity, wood stove).

If and when someone, or a reliable company comes up with a deal to fully manage a single room rental property for me then I’ll look at the profitability, ROI, and risk and consider it.  

To simplify the scenario I'm envisioning let me put it this way: what does a BRRRR look like when one of the parties contributing to the down payment and rehab costs ultimately ends up being the renter as well?

Lastly, ADUs are allowed for NON owner occupied properties, opening this strategy up for investors who could convert a SF into two units.
