I just hope to be a voice of reason, or devil's advocate, whichever you like.

Whenever the PM say that a repair needs to be made, there's always a voice in my head asking "what if they're lying?"

For managing tenants we have our own systems and processes and for communication we use a separate email, but more often than not, we text the tenants using google voice.

@Jay Hinrichs there are many lobbying groups for rental owners.... they do have a voice..Also, just to clarify, if a LL has no reserves then they may not be able to help their tenant, but my main point is that tenants should not carry the burden of this alone, we all need to help so we all can be back on track With as little pain as possible. also, i may own my rentals free and clear, but I am right in the middle of a 1031 where that will no longer be the case..... 

The nerve (imagine cartoon voice saying that, and you’re welcome for the cloud so your foot doesn’t hurt :) ).Details: I bid $13k lower than asking, which is half what I wanted to drop it because the market here is crazy.

I won't go into any more detail as it won't help the cause but just make your voice heard and I wish you all the best during these times.

Focus on your tone of voice and make you intro short but clear. 

@Jason Allen - Cant comment on that , but do feel, like all things in life, sometimes the loud and sensational voices get immediate attention - and thats ok .

Videos are really helpful, they not only answer questions for potential sellers but also put a face/voice with a name.
