My warning flag always goes up when people say invest with less than 20%, but in all honestly not sure why.

The state of California has a disclosure document that all realtors use that warns all their buyers and sellers up front about this issue.. just like a home inspection disclosure this one is a wire fraud disclosure.. these guys are good as you stated.

Is this a warning to agents that might read this and do what you're suggesting?

Be warned:  It is what will make QB 'sticky' as we say in the web industry.
