Double-check the ARV by comparing recent comps in the area to make sure the numbers add up.Run your numbers again with all costs (purchase, rehab, holding, and resale) to confirm the margins are solid.

The building is 100 years old, but solid with regular maintenance and updates.

Instead, build a solid bench of 3rd party vendors; HVAC, plumber, handyman, etc..When considering whether or not to make a hire, most of it depends on how many hours you can dedicate to that individual each week, at least when hiring a maintenance tech.

The company is pretty inefficient and don't seem to have any solid plan or know how their own operations work after you sign to go with them. 

So again I don’t disagree that there will be elevated unemployment in the dc area, I don’t even disagree it’s possible you see a spike in inventory (though no evidence of that yet) in fact I’ve been saying on the forms for years I think some people have been to confident in areas real estate market, I was maybe the only person on here who saw what was going on in dc city proper when prices did fall about 20% 3 years ago.

Any other books you would recommend to someone completely new to real estate investing but who would like to build a solid foundation going forward?

@Alec Barnes As the owner of a property management company in Texas, I completely agree that a solid screening process is essential for placing quality tenants.

Ensuring a solid lease agreement and security deposit will help mitigate this.
