Now we are mostly scaling our business with larger communities but I've used many different creative finance strategies including seller finance, private lending, hard-money, collateral from other properties, and lease-options. 

Currently Renting (Sold a fix n flip a few years ago) looking to buy land with cash (30k or so) and put a new modular home.

Does it have to be sold at fair market value?

I priced an off-grid home when there were none sold in over six years.

Over the years the rent was increased, and the rent when I sold the building was 4.3X what the rent was when I bought.

Did you guys ever raise private money?
