These can serve as back up exit strategies.For example, once you have a reliable tenant with cash flow in a property, you can find a buy and hold investor who will be much more interested in the property, since they'll be spared the trouble of finding a tenant for it.You can also owner finance the property and then sell the note to another investor.†You can sell part of the note for cash now and have income later or sell all of the note at once.If you're having trouble finding local investors, online auctions can offer your property to a potential global market.Even in a soft market some homes will still sell at or near full market value.†Of course, you don't want to incur six months of holding costs waiting for your price so you have to get creative to make your property stand out.†One way is to "Go Green".†A few touches like solar hot water with a tankless water heater back up and adding rain barrels to the downspouts in order to maintain landscaping inexpensively even during drought conditions can put your property ahead.†Everyone likes ideas that save them money and if it is good for the environment too that is an extra bonus.

Nothing major, but this actually happened in my last rehab, in the kitchen over the ceiling fan, but it was a broken water pipe.After pulling the access panel, it was clear that someone kicked and broke the over flow off and then replaced the access panel.

If replacing the main panel, be sure the new one uses standard breakers, not a proprietary configuration.If there is ANY iron supply piping, replace it.

We are electrical contractors so there is little difference, but there are some areas I can give examples:Homeowners want a Square D QO panel which is rated the absolute best for safety (and has been for years), rentals want Homeline or low end equivalent.Fixtures can make a huge differece - $4.97 Home Depot special for rentals, selection process for Homeowners (HOs) to pick the perfect fixture as per their individual tastes.HOs may want Decora style switches or receptacles (sometimes in screwless plates or specialty colors), REIs want economical, standard in white or tan (stock).REIs often have very little hand-holding.

One of the contractors who was in to give an estimate mentioned my bed and bathroom doors--standard hollow core doors--and said originally they were ugraded solid panel doors for that house.

The shelf is 23" wide, 33" long, with a 3" support (Sorry, don't know what it's called-the doors hit that panel)up the middle.
