Commercial Construction Lending

Thinking of building a commercial building with retail on the first floor and apartments above. We would use one of the retail units as our Real Estate and Home Building office, rent the rest. I'm a modular, log, panel and timber frame builder. Was planning on building this unit using modular to keep costs down.

Trying to stay away from banks at this point as I have grown tired of their lending practices and requirements.

Are there other ways of financing this type of deal? Equity partner? Credit Partner? Private Money?

Open to all suggestions.
