Today, it is my perception that most deals require HARD MONEY to get the deal. 

It wasn't the failure that was the issue, it was the perception that people would see the failure.So, to answer your question, I would suggest defining your goals. 

I heard from the other investors that garland area is one of the good area to concentrate. what are some of the things I have to keep in mind about the garland location from geography, climate , security perceptive.

Bleach kills some extremely high % of mold spores, but sometimes from a public perception standpoint people paint over with a primer, etc - kind of weird they just did it across the board, though, instead of targeting areas that needed it.

Really it is a perception game.

I agree there is a perception to a full time agent- but if you are a full time real estate professional - I think that issue is not really one- they are asking you these questions for a reason.Craig Groeschel says often “no one is sitting around looking for ways to make you money” or some variation of that- and it’s true.

Now you and I know better, but that will be their perception of it.When I inherit tenants, I will read any lease in effect just to make sure there is nothing really weird about it, and also have the tenants sign an Estoppel Letter that says, basically, "this is the whole deal and there is nothing else, nor will there be any further deals made with the Seller between now and when we buy this property." 

Not real estate specific, but that opened my mind to the idea that you don't have to conform to societal normals (like working 9-5, exchanging time for money, etc...)

A useful question if you're sure they are uninterested, is to feel out their perception of the value/market by asking something like:'So I'm wanting to get feedback from you regarding what we have and our pricing. 

(Now I find some of the neighbor complaints overwrought and reeking of "get off my lawn" old cranks, but there are certainly issues we can foresee with unabated STR growth.)And the fact that we have societal problems that some deem more serious (i.e. drugged driving) doesn't mean we shouldn't address other issues in society.
