Other people look at it like a CPA, attorney or dentist, I too hire out for all three, so shoulder shrug I guess... 

FWIW I chose GaREIA because they have more experienced investors by 10x to rub shoulders with.  

The best way to find people already investing is to attend local real estate meetings (most are free) and educate yourself while rubbing shoulders with those already taking action.

See if you can meet someone with experience in your market to look over you shoulder on your deals.

Also @Jonathan Taylor was spot on, investors are not seeing the resale value they assumed they would get on ADUs.One of my clients purchased a SFR with ADU and the appraisal came in $30k short, I shrugged my shoulders, we reappraised and it came in less (miraculously) and got a $25k price decrease.I told the appraiser for my recent SFR purchase about my plans to build an ADU there and he looked at me and said "I didnt know they would let you do that." 

I was always a fly on their wall and looking over their shoulder a they would do their books and talk about business.

I've only been at it for 3 years, but our return on real estate is head and shoulders above the long term market average of 7%, and even more so of the past 2 years.
