I don't have the time/schedule to fit in a classroom session throughout the week, and I can knock it out quicker doing an online course as well.

Be very careful about the tenants you inherit because NYS has already introduced lots of new laws that make it much harder to evict, and it's fairly likely that rent-control could pass across NYS come Jan in the next legislative session, so if you're planning on buying an occupied fixer-upper, be careful.
