The mold is only on the ceiling, so seems as though the walls were well protected with appropriate anti-mold seals.

Good insulation underneath the home is mainly helps keep the heated environment inside sealed so your HVAC is not working overtime.Manufactured homes can absolutely be a maintenance headache.

If it dries out the seal will crack and will not be able to do its job.

They work better than spraying and 'sealing' treatments.

If it gets to closer to the end of the month and you havent sealed the deal then yes, try a promotional offer off the 1st month rent or security deposit.  

But you really want to air seal.

They are not as careful, use harsh cleaners even if you leave them products for granite, aren't as good about keeping on top of spills and stains, and most landlords don't take the time to seal properly.
