I ask because if you did refi into a  DSCR loan you would be signing all kinds of business purpose disclosures with being an affidavit that you would never occupy the property as a personal residence.  

The tenant has two types of coverage: liability and personal property.

The first is having a personal portfolio of 5 passive rental properties, not including my residence.

I've personally sold a number of properties to VA buyers.

Personally I pay $300 commission to get the new tenant, 8% of rent collected, and $150 for renewals.

Second- these developments where the same person develops, builds, and then requires you to use them for management- they always suck.

Private Money is simply money from a non-institutional source...such as someone lending out of their personal IRA or from their savings. 

For me personally, I am hesitant to sell unless it really makes sense.

The challenge was separating business from personal relationship.
