Actually, there is something called "Fake it till you make it".It is a real thing.Play the part, act the part be the part and you WILL get leads, because that is perceived credibility.

Be sure to filter perceived motivation from true motivation.Someone that filled in your form is NOT (necessarily)  motivated.

Some of the regional, community banks, credit unions etc. may perceive the risk and process the loan differently but also may not, based on specifics of the case.

Offering exceptionally cheap money and paying expenses won’t help an active flipper if you’re so conservative you’ll only loan at 50% or even 65% LTV.I believe the drop in the rates by some is simply due to a drop in demand from those who are so conservative their business has tailed off, than by a perceived safety they see in a rising market.

Do you perceive them to be a threat to other residents?

While some drugs are now considered legal, I would not want visitors/potential tenants to perceive my properties as places where we advocate drug usage or that it's okay to leave personal items wherever you leave them.

@Gabriel Mortensen A QCD is typically only used when there is a title/lien issue and people perceive a QCD as cheaper.

The insurance company will do what they perceive is the cheapest course of action for them. 

There is very little because the market perceives risk to be low.

Often in this business it is not about being fair it is about being perceived as being fair while  covering your butt.
