I am planning on selling a large farm to the occupying tenant.

Statistics show that you must "farm" an area up to 6-9 times before you see a response and have at least 9 "touches" before you may hear back from someone.  

I have downloaded the list of properties up for tax lien sale next month and I've identified properties that interest me either for my own portfolio and/or because I think they stand a good chance of being paid by the current owner (mostly both).Two properties that are in my preferred farm area are owned by a defunct LLC.

Hopefully, they can refer you to whomever they used in the past or possibly have on staff.

I would think though in this resi stuff you just get on a mail list and keep pinging them every 90 to 180 days basically until you buy it or it falls down.. kind of like a realtor and their farm.

RECENT DEVELOPMENTS: I purchased a 40-acre farm for my family in Woodstock, MD to make use of my military housing allowance.

Specifically in the areas I am farming the average DOM is 10 days or less.

This was in the mid 2000's.Past experience was over construction, bad economy and the class A started giving away the farm to avoid losing the farm and all property rents dropped significantly.

I am a renter with two pit bulls and I got a great policy with State Farm which SPECIFICALLY covers Pit Bull Terriers.
