I think the main thing is for investors to have some sort of numerical value, regardless of what the seller calls it, to evaluate property.

There are of course (sneaky) ways to inspect the property without tenant being aware of the sale discussion (posing as insurance agent etc), however I do not want to run this business in a sneaky way, and even create a perception of being scam-y or sneaky with the customers...

You pay the mortgage, they pay the rent, you both comply with the terms of the lease.On a side note, rent is not 15% above market if there are numerous unauthorized animals in the unit.

Hi Nehemias,Up until a few hours ago I was all excited about partials, as my perception of them was shaped by the wow factor, that this is a great method of investing in notes for those like you & me who have little capital.However after reading this excellent thought provoking & pre-warning article by veteran note investor Lorelei Stevens, has prompted to have a  very serious rethink.If anyone reading this has addressed all the issues in the above article?
