I am old school and prefer classic real estate education ... the educators i have found most helpful have been Lou Brown (mostly weekend seminars... a true professional at his craft) , Pete Fortunato, John Schaub.

@James Craft, You can't use the 1031 because the property is not qualifying property (investment).   

Never happened to me because I'm meticulous and careful.  2) People here are all busy busy busy - so when they are selling (or buying) having someone help them sort it out is important - again - since it's such a complicated process (see #1).  

On the bright side he keeps the place meticulous.
