I'd recommend keeping the skills focused.

I have amazing analytical and assessment skills, from screening tenants to having hard conversations i.e. complaints, evictions etc.

I'm hoping to read, learn, and be able to hone my offer skills, expand my network of sources, and be able to land these flips.

You can do this out of state, but you have to have the right PM and very few have the ability and skill to manage challenging areas.

Unfortunately, most landlords don't have the skills necessary to manage their units well.
