The lender even quit communicating with me, which I did not think was legal.

There were a number of issues, but the big one was a "repair" charge they lied about.

@Jesse Rivera I love the idea of it the only issue I'm currently facing is I would get negative cash flow renting out my current home  based on my current mortgage so it definitely isn't ideal 

We went from buying light rehabs to buying major foundation and mold issues to make numbers work until even that did not work anymore.

But I am running into issues on the cash out refi side.

This is something their screening probably would have caught, or their system would have a legal procedure to deal with it.

This issue, while easy to solve, only came up at the end of the process.

Utilities paid by me or lawn mowing and snow, realtor commission for renting, legal expenses etc.  

This is in large part a neighbor to neighbor issue.
