Are you planning to build, hold, or flip the land?

Over the years, with personal investment alongside investments from family and friends, I’ve been able to build a small portfolio of apartment buildings with a focus on cash flow through strong operations.

I purchased my first rental property a month ago and I’ve learned more about real estate and home building in that one month than the rest of my life combined.

Those special assessments will not be enough, and the reality is the association will likely be taking debt to approach these projects (eg. paving the parking lot, residing a building) and that financial burden would be on the owners and the association. 

I've just  been brushed it off for a while as I continued to build a portfolio on own, and wanted to continue to gain more experience before going down that road and the large responsibility that comes with bringing in other peoples money into the investments. 

I assume a higher upfront cost as far as land purchase and the actual build but you would have a brand new house, instant equity and hopefully maintenance free for quite a while.

My husband and I own a rental unit in a condo building in Jacksonville, FL.

Ultimately build equity by having tenants cover mortgage.

I buy and hold.After all the gut rehabs and new builds we did in the last 5 years, I felt the same way.
