I haven't looked too closely at the Poconos so that's all great info and I'm sure New York has similar issues.I was hoping to be closer to home since I'm just starting out, but I'll look into those markets as well!

I also agree with about the photos, you need to hire a professional, you don't even have lights on in many of the photos, it looks dark and dreary, plus the dead grass...
