We did realized we were not running our exhaust when taking showers or when cooking. 

Does one need to step-up the costs basis somehow to restart the depreciation benefits if past owner has likely exhausted depreciation on their basis?

I would exhaust ALL options on gaining access before selling.

Now, I'm exhausted posting to wholesalers, nothing personal, but most have attitude, personality and/or sociopathic trait disorders, unwilling to learn, self centered, self absorbed, lazy, looking for a fast buck having the audacity of calling themselves real estate investors or even business people when they follow the guru track of using a sale contract, either that or, probably like yourself Andrea, you or they just got caught up in something you or they aren't really aware of.

Also does the bathroom have an exhaust vent?

I am not comfortable talking on the phone or "networking" although I force myself at times to do these things and end up mentally and emotionally exhausted.
