In general, from a business standpoint, the townhomes would be easier probably, but if you just have a passion for the idea of keeping the streetfront activated with a couple of shops, and it makes you happy without putting you in the hole, then do it.

People get crazy about cash flow in house-hacking, as if there's some magical line of good and evil between being $5 in the hole or $5 in the black.

MOST COMPS NOW ARE COMING IN AT 180 WHICH WILL PUT ME IN THE HOLE ABOUT 30K.

I took extensive video and pictures when i moved as the house was not, to most people in move in condition, obviously cleaned but very cheap and very old carpet, large areas of rooms that weren't entirely painted weird hardware sticking out of walls, screw holes or remaining screws and nails, several patched but not painted areas, tons of areas with drawing, water, oil marks on the walls (from a centimeter to 1 foot) etc etc! 

I own a rowhouse in Baltimore that I'm renting out and my neighbor's roof has a hole in it - a racoon is going through that hole and into the attic space above my tenants' bedrooms and making noise, which the tenant is complaining about. 

Or going to down the online rabbit hole of you tube and google.
