If they aren't FTHB, or otherwise can't swing FNMA HomeReady (income limits by census tract of the property, for example), and can't do 5% down conventional, and time is critical (because your HML rate is 15%, you need to recoup capital for the next deal, etc), find a different buyer.You aren't pressuring your buyer to take a crappy loan, for the record.

Residential remodels is a tip of the iceberg in the construction industry, at least try commercial, industrial or government if you want to step up, or if you want to stay in residential, try tract homes, pay is almost the same.

I have a contact who could do property management in the area who tells me that massive amounts of tract homes are getting entitled there, so I am a little concerned about an impending flood of supply.

The recoreded plat should tell you if it is an actual buildable lot and what if any easements or conservation tracts may encroach on the property.

Through personal experience I have discovered that the better my ferrets diet is (i.e. extremely high protein food such as wysong dry food, they can't digest anything other than meat) the less odorous they are.
