Basically, it says a broker's license is required (or engaging the services of a broker) if you engage in any of the following: 5 or more real estate sales in any 12 mo period Holding one's self out to the public as being principally engaged in the sale of real estate Devoting over 50% of one's working time or more than 15 hrs per week in any 6-month period to the sale of real estate.

This thread has had responses from a number of folks so it seems there is more interest than you think.I have seen far more commentary devoted to rubbish on this board so I don't think the "fantasy" discussed herein is going to hurt much.

Feuding siblings, or someone wanting money now because they were counting on the inheritance, or if there are title problems which then lead me to a deal.I do not devote a lot of time to this activity until a potential deal appears possible and I lock someone up..

@Brandon SnyderA little late to the party but right now you have all the time in the world to devote to PROSPECTING.I would choose 3 ways to gain leads and commit to do them for at least 6 months.Choose ones that fit your personality and of course don't filter them based on fear ( you will learn a ton by doing)In the mean time take some CE classes that cover contracts so that you know them.
