There are so many different shades nowadays that I have trouble picking.  

A black ceiling will make the basement darker.  

Some people on this thread go into every single post and say tenants should get everything for free in every scenario, so do not sweat their shade.

In addition, the weather is bad in many parts of the country and it gets darker much earlier; as a landlord or property manager, you don't want to be showing your property in the dark. 

There are a bunch of trees in the yard that shade parts of the roof, can't even install satellite TV because of the trees.

Maybe a bit darker gray-gray in the dining room.

If the oven and shower were almost in move-in clean, and the tenant had lived there 3 years, I would not charge them to get it to move-in condition but would charge them if they were a shorter term tenant.I am not sure what Bali shades go for but if a clean repair can be made then the repair should be made over replacement.I suspect if they were my tenant they would probably be looking at $100 (maybe $150) charge for the concrete repair. 

@Alan Pederson I haven’t done this yet, so take it with a grain of salt...I researched the R-values of new windows vs. old windows.... single pane=.9-1.5 or something vs double pane R value=3.5....sounds great right...Well R value of normal blinds is practically nothing, whereas R-value of high end cell shade blinds can be as high as 5...blinds can as high as 150$ w/installation depending on the window and style obviously...I figure you can just put high end cell shades on all the windows and you’d be better off and out the door for cheaper than new windows...and it’s faster, looks better, and can be purchased in a neutral off white that acts as black out shades....

All jokes aside, shade trees may be an option.

Counter tops are just laminate and are a darker grey base color.
