House Flipping behind graveyard

So we’re looking for our 4th property to flip this year and we came across a great opportunity, however, there’s one problem. It’s located right behind a graveyard... It’s got a 6’ fence along the entire rear that backs up to the graveyard that blocks out about 70% of the view behind it but we’d have to do better than that. Maybe an 8’ vinyl fence but that wouldn’t cure the whole problem. The graveyard has many hills and is visible from the kitchen’s rear window. Anybody have any experience doing something like this? Thanks!

One positive selling note is that you'll have very quiet neighbors. 

All jokes aside, shade trees may be an option. Or additional lattice that may block out more of the cemetery but local restrictions may prevent such things being built too high.

Such an external obsolescence will affect the ARV of the property so it must be budgeted for. The more important item to be aware of is the DOM of properties in the area. If any other properties have sold recently that view the graveyard, take a look at how long they sat on market and what kind of price reductions took place to sell the property.
