From my own perspective the prospect of Brexit is an empty threat to a happy future as a second homeowner in Spain to both existing and future property owners.

Is there really a threat here?

I've got two scenarios I could use a little advice on;1- I had a tenant leave after threat of eviction, they owe about $2,200.  

Usually tenants don't follow through on any threat, that costs them money......unless you mess up in management cheating them and then you may have legal services taking you on. 

And if so, how did you address any threat of the due on sale clause?

Your mother would have a time limit to complete the filing something like 20 days, now she could chose to go threw with the bankruptcy or not complete the filing and then the hoa could proceed, however with the threat of losing the only real hold they have on her home they maybe willing to be a little more human and take her payments no matter how late.

Buyer has threated to sue for his money back indicating he was ready to close initially but seller was not ready indicating he had a buyer in the wings waiting to buy. 

I got a high response rate, but a lot of threats and angry voicemails from that letter.Honestly, experimenting works best whenever you're sending direct mail.
