As Wayne stated go up introduce yourself be nice and polite listen to the sob stories and then make a decision.If your keeping it as a rental anyway and they can prove they can pay market rent.. then it could be a good thing as you usually don't have to do a tenant turn over..

There will also be accounting/bookkeeping that will need to be done for the LLC, you may have to pay for that also, as well as a corporate kit.Or You could wing it and try and do it yourself, if you think you know enough to make a good decision without expert help.Good Luck!
