I would ditch the garage conversion idea.As Kevin said, the numbers don't look great but unless you buy more house or broaden your area you probably won't be able to do much better.

I don't know all the markets in the US, but of the ones I do know, any properties bigger than a quad are usually few and far between and usually end up getting snapped up by bigger fish otherwise you probably don't want to touch them.Things I look for in a market are:- Good School District- Low Crime- Low Vacancy rates (aka few rentals available)- Employment- TransportationOthers may advise you to also look for appreciation forecast for areas.

I don't remember where the bible says that this is all ok, but I guess there's probably a commandment that says don't pour concrete down the pipes or load the heating vents with dead fish, but no specific commandment about sabotaging doors handles.I'm not trying to bash Christians here, by the way.
