In DC, you can't GC at all without a license.Also, I wouldn't say that GC'ing yourself will be cheaper--in many cases, since established GC's have longstanding relationships with subcontractors and suppliers, they can actually provide you cost savings over performing the project yourself.

Get a couple more quotes, plus compare material prices with some suppliers in the area  It’s hard to determine whether the price is fair because the nature of the project and the sizes are unknown.

@Chinmay J. it could also be simple economies of scale, since you said its a very small mom and pop shop they may be more expensive than a larger company with better rates from suppliers or pure labor rates.

Just like you, you’re in business make a profit from your property, as is your contractor, all your suppliers, and even the city.

Also my accounts I have created with various suppliers in my city gives me extremely low pricing on all aspects of building materials.

I never take anything up front as most contractors have credit accounts with all suppliers they use.
