Because I feel it’s important to shop local, the lenders I’ve spoken too are either regional or single small town banks and I’ve found in those situations that they are more likely to bend the rules if the argument is worthy.

I would seek out a lender or broker that specializes in 203k loans in your area and work with them if your lender isn't willing to bend at all.
