Totally Off grid with micro hydro,48v dc to Pure sine wave inverter(5500 watts) New Trojan Batteries (Renewable energy) Have two springs one for drinking water and other is for water turbine.(90 gallons per minute and 175 foot of head/drop in elevation) still in progress as we have plans to convert into a functional micro farm with greenhouses all natural Non GMO vegetables that are ORGANIC.Breaking ground on year round heated greenhouse this summer.2019 What made you interested in investing in this type of deal?

My wife and I started our company Sun Chaser Properties, LLC 3 years ago and we build high end spec homes in the Cape Girardeau area. 

He also made some very poor investments (stereotypical bad Dr moves) such as a spec-home flop, land purchases out of state and scammed by a con-artist advisor for about a $1M (guy went to jail, not sure about $$ recovery).

I intend on building a spec house and if it doesn't sell immediately I'll have a tenant move in. 

I am a contractor and my initial plan was to build a 1500 sq.ft. spec home but now have an option for a duplex as well. 

They agreeing to findings.2. complete repairs found by inspection and deduct from deposit3. clean carpet if they don't provide a receipt from a local, professional cleaner which is the condition they received it in. deduct from deposit if they didn't.4. if a pet was allowed, they must turn in a receipt showing it was treated for fleas. if If they dont it comes out of the deposit. if any damage from pet they're given an estimate of repair and sign an agreement that they will pay any excess not covered by deposit.5. touch up painting as needed, filters changed, fire alarm batteries updated.6. get keys from tenant and change locks. old locks go into inventory to be used in other properties.7. return their deposit with a letter documenting what expenses were paid out of it and a notice that they are welcome to return if they were a good tenant. they can use the statement for their future landlord as well. if they were not a good tenant, they go on a do not rent list for future reference with a copy of mive.iut inspection signed by them indicating damages and/or non-compliance behavior.

From what I understand/read, it has to be hardwired OR have a sealed 10 year battery.

I have a full time job, but on the side I am currently building a spec home to flip, and I also have two rentals(have mortgages), all in my name. 

I'm trying to build spec homes for ~$77/SF building cost.

I think the spec was too small, given what I read, and may also need to find a higher quality supplier... lesson learned.
