Then here is the important part I set the listing price my self (a weekend of research will do) or if you trust the agent ask them for  (CMA report) then once I agree to a listing price we list the property at set price.. then since they said they will "add value " to me then offered a 5% to 10% max  additional bonus for any dollar amount they get me over my set listing price, if they want the full 10% they must fully pay for staging  then selves and be available at all times I ask them to do so.

This answered my question.I wasn't sure if there were  fees associated on the buyers side...I'm in the very beginning stages and just educating myself along with doing the search myself just to see what's out there.
