I am looking for the best and most cost effective software for the following needs:-ACH rent payment and rent payment tracking-Lease expiration tracking-Maintenance costs by property-Maintenance requests by tenants-Document generation for a small amount of documents (lease amendments, late payment notice, etc.)

Do they have a feature for renters to pay online (ach, debit, credit, ?)

@Brie Schmidt All my leases now require tenants to (ACH) electronic direct deposit into my checking account.

I have a tenant who informed me after moving in that her child takes medicine to help him go to the toilet however, it causes the toilet to clog everytime which then leads to the toilet having to be rodded out because the bowel is too large to be plunged.

Tenant either deposits directly into my local bank account (I provide deposit slips), sets up automatic payments (I use Cozy, it's free) through their bank ACH, or uses a commercial third-party setup (I use Erentpayment, costs $3 and the tenant pays the $3).

Just an FYI, 3-6 business days is the standard ACH turnaround time with any company using the ACH network, and there's often some delay depending on each bank's policies.
