Honestly assess where you land in the mix of listings and maybe relist in the $900’s as a spacious one bedroom.Lower security deposit to 1.5-month rent.Also, you might want to have a chat with your agent to figure out where the disconnect is, your agent may not be prioritizing your listing as it is not worth her time for the commission she will receive compared to home sales or larger rentals.

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

One of the reasons I found BP was trying to figure out how much to spend, what to prioritize, and still have a profit.

My goal is passive income, but I am obviously interested in finding neighborhoods which are growing / appreciating in value.I'd love for some suggestions on neighborhoods in Philadelphia or nearby suburbs so I can prioritize my research.  

I also am good at  i do but i have children who i prioritize and I came across a bad situation.

The verbiage definitely makes it sound like they have the right to inspect (and will periodically), but that may go back to prioritizing "problematic" rentals vs blanket inspections everywhere.
