My job for this investor (who is an agent and interior designer) was serving as an analyst, constructing proformas, consulting on my opinion on macroeconomic markets and outlooks for real estate, consulting on microfinancial decisions (I am an Economics major with a specialization in International Macro-Finance & Econometrics), and managing day to day duties of rehabs on site.

As you are out looking for properties, always mention that you can give the seller a little down and make payments for the next 5 or 10 years with a balloon at the end.

Changed my outlook greatly. 

You can attempt to strip the left side steps and try and fix that seam between them, although it may not come out looking seamless.

It changed my whole outlook on having a 9-5.

I came across this article posted by the NAR about the economic outlook of the new year.

Any draw or other fees you haven't mentioned could change the outlook.

@Richard Kelly easy way to tell if they are functional: go to the property one day when the sun is out, look at the electric meter, watch it for a few minutes and see if it is spinning backwards!

I have a salary but i keep time to check on rentals , rehab them , clean , touch up , rent them out , look for new properties constantly ,  if not by the hour .

If you will share the general location I can give you a better idea of the outlook for the next 12 months.
