Although I had lunch with one last month and he is moving into cash flow mid west rental  LOL go figure.. but they have 20 to 30 million to play with.mom and pop its hit and miss just like any other guru system. the Yancy vegas seminars will have Lehigh acres lots for sale at 9 to 15k each and they are buying them as @John Thedford stated for 3 to 4k each.. but they get a big group of 400 people in a room and they can sell anything.. plus they are selling low end Detroit rentals as well along with coaching etc.this is all very big business at the top.. its really like MLM  the top 5 guys make all the dough the rest well you feed into them.not that there are folks succeeding there are .. but just know what you doing is exactly like Mark alluded to in his post.. most don't make money and its a ton of work.

My experience of EXP is from an outsider where the agents are more encouraged to recruit and add to their team on their MLM strategy rather than grow their RE business.

As of a couple weeks ago, I've been looking for programs or mentors with no luck, too many MLM schemes that I'm too suspicious about.

@David Schroeder yes this is the Spokane group.. they have a MLM type set up.. were you pay a monthly fee to access their hard money..and you bird dog for investors and loans.the issue is not every state you can do either of those things legally without property licensing.
