For HML I used Sherman Bridge (even though this was NOT a NWA property) and the second one I used ISB Capital (212 Lending). 

Take 45-60 days to close.Option 2 - Bridge loan while she builds credit - 8-12% interest only payments for 18 months - 3 points and likely the same 60% LTV.  

Would it be worth it to you to burn that bridge you just built for 1 deal?

He has built a very good reputation in this area and his company (Bridge/Bridge Management) specializes in turn-key investments. 

Now you now that you can get the loan and you should have an idea of how long it will take to get that loan to fund and you can find someone who does Bridge Loans this is generally a private party that charges a flat rate for a short term loan.  

You are not shooting the golden gate bridge at 9pm.

Are there any mortgage professionals from AZ (or who lend in AZ) who do bridge mortgage loans on residential properties?

Some sales are easy to put under contract and some take 30 showings and make you want to jump off a bridge.
