The problem I have is understanding the psychology of the seller (in pretax sale foreclosure )....

A Ummm, no there's a lot of risk with body fluids of a person who decided for whatever reason (psychological, medical or viral) that their life was going to get worse.

I've prepared a data spreadsheet and would like to know how accurate is my data, and if there is anything important I missed.The blue color data was taken from the US Census Bureau, green from the Bureau of Labor Statistics, and black from different sources, including Bigger Pockets, Zillow and other sites.Thank you!

But it is usually more of a psychological hurdle than anything. 

It's full of dings, dents, scratches (I live in South Philly, nothing but street parking), missing a hub cap, and its in "crap gold" color.

They have some really wonderful colors/styles, tile has came a loooooong way and is really great now!   

The old stuff looks clean and not dreadful, and is in neutral colors, but isn't that nice (e.g. the cabinets are kind of rickety and the DW/fridge don't really fit all that well into the space made for them, the floors aren't missing pieces, but also are a bit uneven in places).  

I would make sure the units have modern appliances including dishwashers and modern color schemes.

It could turn out good or bad.Of course we have a colorful President who is the wild card in all this.

It's probably just psychology @Jay Helms, but knowing friends/family in a different context other than investing/business is difficult for me because of that relationship where money and investing isn't talked about as much.
