Basic market analysis- Detroit, Atlanta, Baltimore

Hi everyone,

I'm a new real estate investor (and when I say new, I mean that I'm still doing research before the purchase of my first property). I'm currently trying to do some basic research about the cities of Detroit, Atlanta and Baltimore. I've prepared a data spreadsheet and would like to know how accurate is my data, and if there is anything important I missed.

The blue color data was taken from the US Census Bureau, green from the Bureau of Labor Statistics, and black from different sources, including Bigger Pockets, Zillow and other sites.

Thank you!

For the Baltimore Metro area...

Average Sales

2016 - $289,555

2017 - $299,690

+3.5% change

----------------------------

Median Sales

2016 - $250,000

2017 - $259,994

+4% change

-----------------------------

Average per sqft

2016 - $170

2017 - $177

+4.1% change

-----------------------------

Average DOM

2016 - 73 days

2017 - 64 days

-12.3% change

P.S. I wouldn't worry about listing numbers, just strictly sales. That's the true value.
