There is a lot of development going on like @Mo Brentwood mentioned.I sit on the Central San Pedro Neighborhood council as an officer and Treasurer, so I see a lot of whats going on and the steps we are taking to clean it up.

The seller insists the value of the property is in the zoning, as the metro council does not approve new junkyard zoning.  

I haven't yet sought legal council, but have been reading ALL of the towns zoning laws and regs and trying to find if I can purchase this house and rent it like this legally.
