My best recommendation would be to find someone who is doing something similar to what you hope to do in the space and have a coaching call or two.

My biggest mistakes that have cost me dearly have all been contractor related, so my advice would be to vet your contractors as much as possible. 

Also if the property is zoned such that commercial can be there, you've got more options for an eventual redevelopment in my mind. 

As a result, I actually created my own frankenstein of an automation pipeline combining public notices, county data and skip tracing so I can get the leads directly from the source and act on them as soon as they are available. 

I didn't have any money to invest at the time, and now I have a little saved away to start my real estate journey.

My interest is mostly syndication but am open to purchasing and leveraging non recourse financing.  

This is even considering that my contractor paid for the quartz, I got a black friday deal on appliances (all in $1000), and my kitchen cabinet cost is under GC pricing due to my relationship with them.

I had zero money and house-hacked my way to 32 properties (pretty much!).

My local municipality is changing ordinances to be far more restrictive, and I notice a number of houses up for sale that were STRs.
